Bought a rental a good while back and the LLC that held it has been sitting dead ever since. Trying to decide whether to bring it back or just form a fresh one. Is there a point where reviving stops being the cheaper move?

The step you are watching for is real and it is a cliff rather than a slope. Reinstating a Nebraska LLC that the state dissolved for a missed report costs $30 plus the back fees as I write this, which is small. Let it sit for more than five years and the reinstatement fee becomes $500. So the cost of doing nothing is flat for a long while and then it is not. If you know roughly when the last report was filed, work out where you are against that five year mark before you decide whether to revive it or start clean. If reviving is close to the line, do it now rather than after the next thing on your list.
